What each option costs you.
Direct cash purchase
We earn on the redevelopment of the property after we own it — not on a discount taken from you.
Seller finance
Same as a direct purchase. You additionally earn interest on the balance we carry.
Traditional listing
Nothing. If the open market is your best path, we say so and step back.
JV teardown-and-rebuild
An agreed share of the development profit, defined in the JV agreement before you sign. Your share is stated in dollars and percentage, in writing.
You are always responsible for your own attorney, any outstanding taxes or liens on the property, and your own tax advice. Every number is written into the agreement before you sign anything.
If it’s not a fit, we’ll tell you — clearly, and for free.
If your property doesn’t have the redevelopment potential to support a stronger offer, we say so plainly. No default discount offer dressed up as a favor, and no charge for the review either way.
